5 updates to consider before you sell your home

One common theme among today’s buyers is that they’re looking for a home that’s move-in ready. If you’re planning to sell soon or in a few years, here are a few updates that I’d recommend to help give your home an updated look to make it more attractive to buyers!

Paint your home – A fresh coat of paint can provide an instant face lift to your home and it’s one of the most cost-effective things you can do. Start by focusing on higher traffic areas – main hallways, kitchens and bathrooms. In terms of color, go for something neutral to ensure your home appeals to potential buyers. Color recommendations: Light grey or white tones to provide a neutral canvas. My favorites are Benjamin Moore – stonington gray, wickham gray, simply white and decorator’s white.

Kitchen improvements – You don’t have to completely gut your kitchen to give it a move-in ready look. For a minor remodel, consider refacing or repainting outdated cabinets and drawers. Cabinets are one of the first things buyers notice when they walk into a kitchen. Converting cabinets to white tends to yield the most positive reaction. Installing new hardware with a modern design (like this or this) can make a world of difference too. You can also give your kitchen a mini facelift by upgrading the light fixtures, replacing the countertops or adding a new backsplash.

Bathroom modifications – If a quick makeover is in order, consider painting or adding some shelving. I love a fun powder room, but in this instance it’s best to keep things neutral as your potential buyer may have different taste than you. Other easy upgrades are replacing the vanity, tile, light fixtures and countertops.

Flooring – hardwood floors top many buyers’ wish list due to their appearance and durability. If you already have hardwood floors, refinishing them can quickly elevate the look and feel of your home. Darker hues or grey tones are the current fan favorite. Also, if you want to replace carpeting there are less expensive options such as laminate or engineered wood.

Exterior improvements – Curb appeal can have a significant impact on how many buyers will be enticed to take a closer look at your home. This day in age, the first showing is done from a computer screen and if your home’s exterior doesn’t pass the test, a buyer most likely won’t want to see it IRL. Attractive landscaping enhances curb appeal and makes a lasting first impression on potential buyers. A fresh coat of paint on your home’s exterior, a new front door or a good power washing will help your home present it’s best foot forward.
